If you are planning to update your home, it’s nice to know that you are both making a big improvement and adding value. Trulia recently ran an article called “4 Renovations Under $5K That Add Serious Property Value,” and we were happy to see their results! In addition to a new front entry door and a wooden deck, they listed a number one and two that we loved: improving the bathroom and kitchen!
While you can go for a total remodel to improve your bathroom and kitchen, if budget is an issue, you can make a few small (or even bigger than small) improvements that will make a huge difference in style, function, and value without breaking the bank.
1. Update the bathroom. If a bathroom is old or outdated, it’s a great idea to remodel. And Trulia states that bathroom renovations can recoup 80 to 90 percent of their costs in home value, so this improvement makes total sense to move forward with as soon as you can. Even a vanity replacement can change the entire style and value of a bathroom!
2. Do a small-scale kitchen remodel. If budget is an issue, consider just replacing countertops. Switch to a natural stone or quartz countertop, which Trulia says can be a key selling point of a home, with an ROI of up to 85 percent. We also suggest a complete, yet modest makeover of your kitchen (instead of more elaborate improvements). This can often be done for under $5,000!
